Bradd Rubman - Founder/President

A few years after graduating from Bentley College with a Bachelors of Science in accounting, Bradd established Appletree Bay Property Management. Today Bradd serves as the active President of the company. Bradd enjoys the challenges of day-to-day property management as well as the responsibilities of working on longer term projects to ensure that Appletree Bay continues to flourish in the future. Patrick Bradley - Director of Property Management

Patrick has been with Appletree Bay Property Management since 2003, where he started as a Property Manager of Homeowners Associations. Patrick began management of Appletree Bay Property Management’s rental division in 2004 while continuing to manage several Homeowners Associations. Patrick continued in this capacity until being promoted in 2009 to Director of Property Management. Today, Patrick continues to manage Homeowners Associations, oversees the rental division and works to secure new accounts, while handling the day-to-day operations of Appletree Bay Property Management. Patrick is a graduate of the University of Vermont and lives in Essex with his family. Email Patrick.

Steph Napiorkowski - Accounting/Property Manager

Steph joined Appletree Bay in July of 2019.  She grew up in Vermont and holds a Bachelors in Business Management from Champlain College.  Steph has worked in bookkeeping/finance in a variety of forms for the past 15 years.  She currently lives in South Burlington with her son.  She enjoys hiking, camping, comedy shows and spending time with friends.  Email Steph.

Julie Taylor - Property Manager

Julie joined Appletree Bay Property Management in February of 2016.  Julie brings to Appletree Bay Property Management 26 years of Customer Service experience with 9 of those years as a Customer Service Manager for USAirways/American Airlines.  Julie brings enthusiasm to our work force and a passion for people, organizational skill, and a strong management approach to our team.  Julie enjoys meeting new people and travelling to various parts of the United States and abroad. Anne Borchers – Property Manager

Anne joined the Appletree Bay team in October of 2015.  She brings with her over 25 years of customer service and marketing experience.  Anne began her Property Management career in the low income housing sector in an administrative capacity working her way up to Property Manager within a year.  She has managed both residential and commercial properties in Vermont.  Her professional career started as a marketing coordinator for a local restaurant group and eventually become the first female Executive Director of the Ethan Allen Club in 2006.  Anne grew up in upstate NY on the Canadian border and went to SUNY Plattsburgh where she received her Bachelor’s degree in Marketing.  She lives in Milton, VT with her husband Charles and daughter Corinne.  In 2009 she became a living organ donor by donating a kidney to a family member.  Anne enjoys travelling, reading and spending time with family.  Email Anne.

Kelly Daugherty- Administrative Assistant

Kelly joined the Appletree Bay Property Management Team in July of 2020.  She is originally from Syracuse, NY.  She spent the last 10 years in Virginia before moving to Vermont with her husband Jeff.   She has spent her career in the medical industry, she is extremely efficient and organized and can be relied upon to keep our files and records in top form.   Kelly’s outgoing personality and cheery smiles make her a great fit for ABPM Admin Assist position and we are excited to have as the face of our company. Email Kelly

Kate Kinney – Property Manager

Kate joined Appletree Bay in January of 2018.  She brings a variety of accounting and administrative experience.  Having owned her own accounting business for 13 years, Kate worked with a wide variety of businesses in both retail and the service professions – including construction, beauty shops, restaurants, attorneys and non-profits, among others.  With a strong belief in volunteerism, she has served as chairperson on municipal boards such as the North Hero Development Review Board and The Planning Commission and took part in the rewriting of the North Hero Zoning Regulations.  Kate has 2 globe-trotting grown children and she currently lives in North Hero with her partner plus 2 dogs, 2 horses and 2 miniature donkeys.  Email Kate

Ted Colligan - Property Manager

Ted joined ABPM team in July 2017 and previously worked in the southern VT area for 18 years in the resort management industry. Ted is a graduate of the University of New Hampshire with a Bachelor’s of Science in Small Business Administration.  He lives in South Burlington with his wife and daughter. He enjoys hiking, skiing and preparing homegrown meals and custom drinks for friends and family.  Email Ted

Laurie Drew - Administrative Assistant

Laurie Joined Appletree Bay Property Management in July of 2018.  She has been in Property Management for over 14 years.  Laurie is a native Vermonter and has lived in Chittenden County for over 30 years and currently resides in Essex Junction.  She enjoys camping, spending time on the beach and also spending time with family and friends.  Email Laurie
